Roatan Bay Islands Golf -Pete Dye course
Real Estate Overview
An Overview is always a tough thing to do especially in the economic and political times we are in. The market certainly has changed here. There is far more of a Buyer’s market than in several years and there are a fair amount of very good deals floating around. My experience year to date is that there seems to be more Buyer’s interested in homes versus condos and home sites than previous years and budgets are tighter meaning that the lower end of the market
seems to be where most of the closings are. Being a cash market for the most part we really have no foreclosure or short sales, though there are some motivated sellers.
Pristine Bay/Black Pearl, the new Pete Dye design golf course community seems to be all but unaffected by anything that happens in the world and continues to move forward in their progress. Their new island hole is all but completed and there are people already doing some practice drives on the driving range.
Take a look here fro some updated photos just days old. The pre-construction stage of the new marina villas are impressive and value priced. Dye Designs are the top golf designer in the world with almost 300 courses. Pete Dye is one of only four designers in the world to be in the World Gold Hall of Fame. One very impressive place they are building here-

Overall at this point in time I believe the market is stable. It seems that the “pundits” are saying that the economy is turning around worldwide. Prices low, value high.

Roatan, Bay Islands. Investment the fun way. Profit financially and mentally
There are many possible alternatives to investing your hard earned money, and in difficult economic times it seems many who thought all was well in their plan and are now down by 30 or 40% are wondering.
Those who are taking the time to investigate are also finding that now that if you did loose the 40%+/- that it will take years to make it up. For example if you had $200K invested in your IRA or just in taxable investments and it is now worth $120K it will take about two and a half years to make it up and that is if you can find an investment at the 16% needed to accomplish that. Yeah chances are that will not happen.
There is no doubt that many pundits are thinking that stocks are now a great buy as is real estate in many parts of the U.S. Consider the alternative. Foreign investment can also be a "kick". Think about it. Getting funds off shore, estate planning and very limited taxes and in some situations totally tax deferred or tax free. Trips that are tax deductible to check on your investment and a heck of a lot more fun that a monthly statement from your financial adviser.
